We provide full service tenant representation by individually tailoring each project, and consultation on business strategy and allocation of funding. Our objective is to provide clients with access to all on and off market property options by having vast relationships with area landlords, brokers, other users.  Our team will be proactive in outreach to market participants to find the right solution given our client’s parameters.  

Expert Analysis

We analyze and assess business proformas, review economic metrics such as industry sales per square foot economics, rent to sales ratios and aid in determining rent threshold. We assess  commercial leases quickly and accurately, making appropriate decisions to minimize risk and close deals effectively.

BUILDING RELATIONSHIPS

Additionally, Selene assists in facilitating relationships and with retail consultants to assist with merchandising planning, customer service training retail management training, and omni channel distribution strategies.

Claire Chapin

Advisor / Partner

Claire Chapin began her career in retail leasing in New York City, with a focus on lower Manhattan. Today, Claire represents tenants nationally, overseeing acquisitions and development, working in established and emerging markets, and with urban planning and restoration projects. Claire developed a unique knowledge of the transformation in retail markets over the last decade and shares her insights into those challenges with clients. Her continuing focus on the rapidly changing retail landscape has helped her stay on top of the retail market, identifying new trends, and advising clients on strategies to meet those challenges.

Claire particularly enjoys working with retail brands and channels her passion into finding spaces that meet their branding and business needs. Her ability to project herself with clarity and poise, to understand others’ ideas, and to assert herself with confidence, has led to countless opportunities to extend that her client base into her real estate efforts. Claire has cultivated relationships and assisted in securing stores for brands that include: Hourglass Cosmetics, Glossier, Cha Cha Matcha, Sabon, Odin, Brandon Maxwell, Naked and Famous Denim, 12th Tribe, Norrøna, and Daily Paper. Claire partners with senior real estate executives to provide best in class service to her clients.

Josh Pardue

Advisor / Partner

Pardue is a financial executive recognized as a top-performing capital markets advisor, real estate and early-stage investor, financial planner, and conference panelist.  He has published white papers on topics ranging from small-cap credit underwriting and equity raising. His expertise encompasses financial strategy, real estate development, debt, and equity capitalization, M&A, credit/industry underwriting and analysis.

Pardue is Founding Senior Director, Stan Johnson Co.’s NYC Office, a net lease focused capital markets advisory firm, where he leads a team consistently recognized as a top 5 national producer; Partner at GNP Development Partners, LLC, a boutique investment firm focused on distressed property acquisitions and development; and Board Member and Financial Executive for Catered Fit Holdings, a rapidly expanding, national food tech. 

Early in his career he was a broker at Colliers International representing tenants and landlords in leasing transactions. He is currently rolling out various retail and medical office nationally including build-to-suit services through his development company, GNP.  Pardue has worked with dozens of national credit tenants and small businesses to secure space.
